Are Utility Bills Breaking Your Budget?

Recent increases in energy costs have caused great stress for many building managers. Multiple factors can combine to cause this rise, but one of the most underestimated factors is the damage of solar heat on the interior of your office.
Solar heat gain can increase utility bills and stress AC systems, causing them to break down and wear out early. Beyond the energy problem it causes, carpets, furnishings, and products can also suffer from fading and heat damage. Often spaces near a window are simply unusable, either for workers or customers.

Of course, "Solar Control Glass" can take care of this problem, but replacing all the glass on 1/2 your building may not be a very attractive option. A more economical solution is the addition of Solar Control film over your existing windows - film that can block or reflect damaging light. However, these films often require increased inside lighting, which in turn means higher energy costs. Getting the right sort of tint or reflectivity can be a careful balancing act.

Or is it? Consider "spectrally selective" film, which allows visible light in, but blocks heat and infrared/ultraviolet energy. Almost colorless and transparent, spectrally selective film offers the best solution for many buildings.

Something this useful and this new has a lot of imitators. Before you buy, here are some questions for you to ask:

  • How clear is it?
    Ideally, it would block all the bad stuff and be perfectly clear. In reality, look for about a 70% daylight transmission.
  • How much heat does it block?
    Look for a shading co-efficient of .50 or lower.
  • Does it require special care?
    The best kinds of film don't; they can be washed normally. You want that, even if it costs more.
  • What is the guarantee?
    It should have one.The best have two, one from the maker and one from the installer. Expect at least 10 years.
  • Does it block UV radiation?
    If it doesn't, it will allow interior items to fade - make sure yours does.
  • Does it insulate?
    Some kinds of film actually do reduce heat loss through the glass. If your area gets cold as well as hot, ask about this.
  • Where can it be applied?
    You want film that works on both windows and doors, on both single and double pane glass.
  • What is the payback?
    Yes, using computer simulations, your vendor should be able to compare the building's shape, position to the sun, HVAC system, and other factors, and actually provide you with an accurate payback term.

Beyond the literal payback, keep in mind that window film can increase productivity or customer comfort and make a substantial portion of your building usable.
